This new dwelling reconsidered an existing permission which 1) was significantly over budget, and 2) logistically was not viable/buildable. The purpose of this activity is to reconsider the current approval in order to create a more efficient, and cost effective solution while retaining the design quality and merit associated with the home.

Our role has been to completely redesign an approved scheme, arriving at a new design which simplifies and rationalises the project in order to make the build more economical on this challenging site. That said, one of the main policies which supported the approval, paragraph 134 of the NPPF which focuses heavily on design quality and innovation is still applicable, therefore our role was to balance a more economical design solution while retaining the high quality external appearance.
The building maintains the pavillion-style ground floor which is characterised by horizontal bands and walls of glazing, however it’s now sat on a more solid, stone base which anchors it to the site. The north elevation has deep, varying reveals which create depth and help to layer the building instead of a flat facade. The raised terrace to the west has been set back to be more subservient than the main building itself, but retains the linear emphasis/banding to semi-enclose this space and make it feel more part of the building rather than stuck on the side. Grading the soil around this helps area also makes it less dominant.
